CDC Data Centres has lodged a State Significant Infrastructure application with the New South Wales government to develop a 1.4-gigawatt, AU$15 billion (US$10.4bn) data center campus on a 103.4-hectare site in Gregadoo, on the southeastern edge of Wagga Wagga. The Wagga Wagga government disclosed the investment figure; CDC framed the project as "exploring the opportunity."
"A CDC data center in Gregadoo would provide essential and secure data capacity to support the Riverina and NSW more broadly and position the region as a key part of Australia's digital economy," the company said in a statement on its website.
What does the site footprint look like?
The campus would sit on vacant land at 216 Ashfords Road, approximately 11km south of the Wagga Wagga city center and 1.3km from the new TransGrid Wagga Terminal Station. Wagga Wagga lies 455km southwest of Sydney and more than 230km west of Canberra, placing the site inside an established industrial and waste-management cluster.
Built out in four phases, the development would comprise up to four single-story buildings totalling a combined 189,325 sqm (2 million sq ft). Each building would measure 47,275 sqm (508,865 sq ft) and consume 240MW.
What is the power and cooling configuration?
The grid-connected campus would deliver up to 1.4GW across two on-site substations. CDC plans closed-loop cooling systems to reduce water draw in a region that has endured multi-year drought. Backup will rely on up to 384 diesel generators, with 13MW of rooftop solar providing on-site generation. The 1.3km distance to the TransGrid terminal shortens the transmission build typically required for greenfield hyperscale sites in regional Australia.
How does Gregadoo fit CDC's national pipeline?
Founded in 2007 and majority-backed by infrastructure investor Infratil, CDC operates or develops nearly 20 sites across Sydney, Canberra, Melbourne, and Auckland. The company carries more than 600MW in operation and development, including 70MW in New Zealand. Gregadoo adds 1.4GW to a future pipeline that already stands at 1.6GW out to 2034.
The Wagga Wagga market already hosts a smaller operator: Leading Edge DC, an Australian edge firm, runs a small facility in the city. Gregadoo would mark CDC's first Riverina footprint and its most inland New South Wales build to date.
What regulatory steps remain?
The SEARs (Secretary's Environmental Assessment Requirements) filing triggers a state-level environmental impact assessment. The AU$15 billion investment disclosed by the Wagga Wagga government remains an upper bound, not a committed figure. Final scope will depend on grid interconnect terms, anchor tenant commitments, and the outcome of the environmental review.
