A development of regional impact application filed with the Georgia Department of Community Affairs proposes 3.34 million sq ft (310,296 sqm) of data center space on 388 acres in Richmond County, Georgia.
3 G Investments, LLC filed the application for the Nixon Technology Center, a campus that could come online in 2028 or 2029. The site covers three parcels: 1538 and 1550 Four H Club Road and 3806 Mike Padgett Highway.
The land sits roughly 150 miles (241 km) east of Atlanta, largely vacant and adjacent to Augusta Regional Airport. Full details of the development have not been shared.
The property owner is listed as the Nixon Trusts, represented by Augusta real estate law firm Trotter Jones. No data center developer or end user has been publicly attached to the project.
What preceded the filing?
The application follows an earlier rezoning step. SGPB Holdings, LLLP, acting on behalf of the Nixon Trusts, requested last year that 100 acres at 1550 Four H Club Road be rezoned from agricultural to heavy industrial to build a manufacturing warehouse.
The Augusta planning commission granted that request in November. The current filing scales the site's ambitions from a single warehouse to a multi-building data center campus.
Who else operates around Augusta?
Google, QTS, and Cloverleaf already maintain a data center presence in the Augusta area. The Nixon Technology Center, at 3.34 million sq ft, would rank among the larger proposed builds in the region.
How does this fit Georgia's wider pipeline?
Atlanta and its surroundings have traditionally functioned as a Tier 2 market. Rising demand has changed that balance.
Over the last couple of years, developers have filed DRI applications for more than a dozen campuses across Georgia, totaling tens of millions of square feet spread across dozens of buildings. Many cluster in Atlanta's traditional data center heartland around Fulton County, but filings now span the entire state.
The Nixon Technology Center is the latest of these. A 388-acre filing outside Augusta, with no named operator, shows how far beyond Fulton County the pipeline now stretches.
